If a tenant does not leave or resolve issues by Notice the date stated within either the Section 8 Notice or the Section 21 Notice we can commence possession action via court to obtain a possession order.

Possession can only be granted by a court, gaining possession by any other means could be unlawful and a criminal offence.
There are different methods by which possession applications can be made, the method used will depend on the circumstances of the case.
